How does the process of selling my house to Darnat Homebuyers work?
Tell us about your property – Quick, Easy & Free! We’ll review the details to make sure they meet our buying criteria, and then contact you to set up a quick appointment. We’ll present you with a fair written, no-obligation offer. We close at a local reputable title company, cash in your hands, and property off your hands in as little as 7 days.
Are you a real company that I can talk to and visit?
Yes and Yes! There are some fly-by-night operations out there in the Washington DC, Virginia and Maryland real estate market, so you have to do your research and make sure you’re working with a local house buyer who is legitimate and operates with ethics and honesty. Reach out to us anytime! We’re here for you!
Are you listing my house on the MLS or actually buying it?
Great question. We’re not real estate agents, and we don’t want to list your house. We buy houses in Washington DC, Virginia and Maryland that fit our buying criteria. From there we may repair the house and resell it to another homeowner or keep it as a rental for ourselves.
Do you pay fair prices for properties?
Yes, however we have to purchase a house below market value in order to resell it at a profit to another local homeowner. If you’re trying to avoid foreclosure you likely don’t have equity, in that case we can often negotiate with the lender for a discount on the property. In the end, we have to get a fair discount on a property so we have room to make a profit when we resell it. But we bring to the table a fast, no hassle, all-cash offer. We can close quickly, we are very flexible on terms of the sale, and we will buy your house in any condition. If that’s what you’re looking for and you see the value in getting your house sold fast, lets talk and see if we can come to a fair win-win price.
Will I have to pay any fees or commissions for you to buy my house?
We don’t charge any fees or commissions for you to work with us. We’ll make you a fair offer and if it’s a fit we’ll buy your house (and we’ll often pay for the closing costs too)! No hassle. No fees. We make our money after we pay for repairs on the house (if any) to fix it up so it’s nice and pretty, market the house, and sell it for a fair profit. That saves you time, money, and gets you on your way faster with no hassle versus doing everything yourself.
How are you different from a real estate agent?
Real estate agents list properties on the MLS (Multiple Listings Service) and market to people who are looking to buy houses to live in usually. The average time to sell a property in many markets right now is 6-12 months. And as you know, you pay a commission as a percentage of the sales price when a real estate agent represents you on the sale of your house.
Often times it’s 3 to 6% of the sales price (so if it’s a $100,000 house, you’ll pay between $3,000 – $6,000 in commissions to an agent). Agents provide a great service for those who can wait, in many cases 6-12 months, to sell their property and who have room to pay the commission on the sale. Our company actually buys houses. We don’t list houses. Since we’re actually the one buying the house from you, and we pay with all cash, we can make a decision to buy your house within a couple days (sometimes the same day). Again, we make our living by taking on the risk to buy the house with our own money, pay to have any repairs or upgrades that are needed done, and market it ourselves to find a buyer for the house. All of these activities take time and cost money, and we’re willing to take on the risk on both in exchange for a fair profit on the transaction.
Is there any obligation to sell my house to you when I submit my info?
No obligation whatsoever! We’ve learned over the years that it doesn’t help anyone to pressure a homeowner into a sale. You won’t hear from us things like “This offer is only good for 24 hours” or anything that forces you to make a spur of the moment decision. Our offers are usually good for 30 days from the date we make them, so you can shop the offer around, research it, run it by your trusted advisors, and weigh your options. If you feel it’s a fit, great! Just let us know and we’ll get the paperwork together.
